There is a lot to keep track of when closing on a real estate purchase. Here are 4 key costs to keep in mind when sealing the deal!

1️⃣ Land Transfer Tax: This is a provincial tax you’ll pay when buying your home. For a $1.6M property, you’re looking at around $25K. It's one of the bigger closing costs, so be sure to budget for it! Keep in mind if you've bought in Toronto there is also a Municipal Transfer Tax.

2️⃣ Legal Fees: Your lawyer will handle all the paperwork, title searches, and registration for the sale. Expect to pay between $1,500 and $3,000 for their services—it's worth the peace of mind!

3️⃣ Title Insurance: Protects you from issues with the property’s title, like fraud or hidden claims. It’s a one-time fee of around $300 to $500, and it’s there to save you from future headaches

4️⃣ Home Inspection (optional, but smart!): Want to be sure your new home doesn’t have any hidden issues? A thorough inspection will give you peace of mind before you move in. Expect to pay $400 to $700.

Before & Afters

The goal: an updated, modern kitchen with a focus on ✨storage✨

Plot Twist: Together, we made the decision to forego the island, open up the floor plan, and install new cabinetry to house the fridge and a coffee station.

We prioritized function and incorporated hidden storage throughout the kitchen, including:

→ pullout interior corner cabinets
→ hidden top drawers
→ slats for vertical storage
→ a broom closet, and
→ a pantry dedicated to small appliances
