It's September 1st! Calgary's unofficial moving day, and thousands of leases are turning over across the city today.

If you just signed a new lease, here's something most renters don't know: you don't have to keep the window coverings that came with the unit.

Tension-mounted shades, magnetic blackout panels and cordless cellular options install and remove without a single hole in the wall which means your damage deposit stays untouched and your windows stop looking like everyone else's rental.

Each option is designed around the same rule: nothing permanent, nothing the landlord has to sign off on, and nothing left behind when the lease is up. It typically takes less time to install than it does to unpack the kitchen boxes.

A lot of condo and townhouse owners never look properly at window treatments because they assume the board has already decided for them. In most Calgary buildings, the board has decided considerably less than people think.

What boards typically do control is the exterior appearance - specifically, the color visible from the street. A white or off-white street-facing backing is by far the most common requirement, and it exists so the building reads as uniform from outside. Boards also generally control anything that requires an exterior fixing or an alteration to the window frame itself, which is entirely reasonable since the frame is usually common property.

What they typically do not control is the side facing into your home. Behind a compliant white backing, the fabric, the colour and the texture facing your room are generally your decision. This is the part most people are surprised by, and it is why a dual-backed roller is such a common answer in Calgary buildings - the street sees white, you see whatever you chose.

Motorization is usually fine as well, provided nothing is attached to the exterior and any wiring stays inside your unit.

One step worth not skipping: ask for the relevant bylaw in writing before you order anything. Custom window coverings are non-returnable, and a verbal 'that should be fine' from someone on the board is not the same as a bylaw. Worth saying plainly: every corporation writes its own rules, so treat this as a guide to what is usual rather than a ruling on your building.

If someone has told you one of your windows cannot be covered properly, this is for you. Here are three we were told the same thing about.

The first had a heat register directly beneath the sill. The usual advice is to accept blinds that sit in front of the vent and block your own heat every winter. The real answer is an outside mount, raised so the stack clears the register completely. It costs nothing extra. It just has to be specified at measuring, which is exactly why measuring matters.

The second had a sill too deep for an inside mount to sit flush against. This gets described as a compromise, and it is not one. Extension brackets exist precisely for this situation and they are a specification rather than a workaround.

The third was out of square by 15mm from top to bottom. This is completely normal - almost nothing in a Calgary home built in the 1970s is truly square, and houses continue to move on our clay soils. We measure at three points on every opening and cut to the smallest of the three. An online order measured once, in the middle, will not fit.

None of this is exotic. It is simply the difference between being sold a product and having your room solved.

Before fabric, before colour, before budget, there is one decision that shapes everything else: hard or soft.

Hard means blinds, shutters, rollers and cellular shades. Soft means drapery, roman shades and sheers. Most people decide this by instinct, but there is actually a fairly reliable rule, and it runs room by room.

Kitchens are hard, without exception. Moisture, cooking grease and the sheer frequency of cleaning rule fabric out. Bathrooms are hard for the same reasons, with the added point that privacy there is not something to compromise on.

Bedrooms want both. The hard layer does the blackout - and in Calgary, with sunrise before 6am in summer, that layer is doing real work. The soft layer adds warmth and absorbs sound, which is why a bedroom with drapery simply feels quieter.

Living rooms also want both: hard for glare control through the afternoon, soft for the scale and finish that makes the room look considered rather than equipped.

Stairwells and high windows should be hard and motorised. Anything you cannot comfortably reach must never require reaching.

Dining rooms are the one clear case for soft. Least sun exposure, most looked at - it is where fabric genuinely earns its keep.

We asked ourselves why more people do not book a free consultation, and the answer turned out to have nothing to do with money. It is that nobody wants to invite a stranger into their house without knowing exactly what will happen next.
Fair enough. So here is the whole appointment, with nothing left out.

Laurissa comes to your home, at a time that suits you, carrying real fabric samples rather than a catalogue. You walk her through the windows you would like covered - and usually a couple you had not thought about until she is standing in the room.
Then measures. This part matters more than it sounds: once we have taken the measurement, the fit becomes our responsibility rather than yours. Measuring is where the overwhelming majority of online window covering orders go wrong, and it is not a small mistake to fix.

You will get asked how you actually live in the room. Which chair you sit in. What time of day the sun becomes a problem. Whether anyone in the house works shifts or sleeps badly.

You will see the samples in your own light, against your own windows. Showroom lighting has misled far more homeowners than any salesperson ever has.
At the end you get a written quote. That is where the appointment finishes. No deposit is taken, nothing is ordered, and there is no obligation whatsoever to go ahead.

Almost nobody regrets a colour they disliked in the shop. They regret a colour they loved in the wrong light.

Here are four things worth doing before you commit to anything.

Start with your floor rather than your paint. Your floor is the element you are least likely to replace, so it is the fixed point everything else should agree with. Paint is not a fixed point - most people repaint twice before window treatments ever come down.

Look at the swatch three times in one day: morning, mid-afternoon, and evening. Calgary sits high and our light runs noticeably cooler than most colour photography is shot in. A warm neutral that looked correct at lunchtime can read distinctly grey by 8pm, and evening is when you actually use the room.
Decide the undertone before you decide the depth. Undertone is the thing that dates a room five years on. Lighter or darker is a difference you adapt to within a fortnight.

And the one that settles most arguments: fabric is a ten-year decision, paint is a three-year one. Choose the fabric first and let the wall colour follow it.

If you have a bay or bow window, you already know it is the hardest window in the house to dress. Here is exactly why.

First, the angle. The panels meet at roughly 135 degrees rather than 90. Blinds cut square leave a visible light gap at every single joint, and no amount of adjustment closes it.

Second, the depth. Many Calgary bays - especially in homes built before 2000 - have very little flat mounting surface. That removes the inside mount option entirely, which is the one most people assume they will use.

Third, the operation. Three panels means three separate controls, unless the whole run is specified as one linked or motorized system from the start.

Fourth, and the one nobody mentions: proportion. Dress a bay as three separate small windows and it visually chops the room. Dress it as one continuous feature and the room reads larger.

This is why we measure every bay individually. There genuinely is no off-the-shelf answer.

Here is a number most Calgary homeowners have never looked up: we lose 58 minutes of evening light over the course of August.

Sunset is 9:24pm on August 1st. On August 31st it is 8:26pm.

The reason it matters has less to do with the length of the evening and more to do with the angle. As the month goes on the sun sits lower, so instead of passing over your roofline it comes straight through the window at eye level - usually somewhere between 6:30 and 8pm.

That is why a west-facing living room that felt perfectly comfortable in June starts to feel unusable by the end of August. Nothing about the room changed. The angle did.

The solution is not simply a heavier covering. It is choosing the right openness factor for the exposure - a solar shade at 3-5% openness cuts glare and UV while keeping the view you paid for.
