I’m just heading out to a Comprehensive pre-listing consultation and it occurred to me that many people don’t know what to expect when a stager is headed their way.
One of the most valuable things I do for sellers happens before they move a thing.
A Pre-Listing Staging Consultation is typically about two hours spent walking through your home with one goal:
To identify what will help your home show — and photograph — at its absolute best.
It’s also the least expensive staging service we offer, and the cost of a consultation is very often covered by the realtor as part of their listing services.
There’s a reason for that.
Realtors who regularly bring me into their listings see value in having another experienced set of eyes on the property before it goes to market. They know I’m going to identify things that can affect presentation, photography, buyer perception, safety and ultimately both the seller’s and potential buyer’s experience.
They aren't paying me to come in and sell their clients more staging. They're paying for the information and expertise I bring to the table.
And here’s something that may surprise you:
For many occupied homes, a consultation is the only staging service they need.
A consultation isn't an opportunity for me to figure out what else I can sell you. If we can make your home market-ready by using what you already own — rearranging, editing, relocating and making a few strategic changes — that's exactly what I'm going to recommend.
Sometimes my most important advice is telling you NOT to spend money on something that won't make a meaningful difference.
During a consultation, we look at things like:
• First impressions — What does a buyer see, smell and feel when they arrive?
• Furniture placement and editing — Is the room showing its size and function, or is the furniture getting in the way?
• Paint and colour — Are there colours that could distract buyers or make spaces feel dated, dark or disconnected?
• Lighting — Are fixtures, lamps and lightbulbs working together? (The bathroom vanity “trifecta” of one warm bulb, one cool bulb and one burnt-out bulb is more common than you might think. 😂)
• Art, rugs and accessories — Are they the right scale and placement to make the home feel polished and intentional?
• Repairs and updates — What will buyers notice, especially in that crucial first 3 seconds? What might become an objection? What is worth addressing before listing — and what can safely be left alone?
• Depersonalizing and editing — Not because your home shouldn't have personality, but because we want buyers looking at the house, not studying the people who live there. We want to neutralize but not neuter the property’s appeal.
• Photography — I spent three years studying photography and broadcast/photojournalism full time, so I also consider how every important space will translate through the camera. Your listing photos are often a buyer's first showing.
• Safety and privacy while your home is listed — This is something I discuss with every client, and it's particularly important for people who haven't sold a home in the digital age.
A real estate listing puts a surprising amount of information into the public domain. Beyond photographs of the inside of your home, publicly available MLS information can reveal a great deal about a neighbourhood — demographics, predominant languages, approximate household incomes, age ranges and more.
Then photographs can inadvertently provide additional clues about the people who live there.
So we talk about removing or securing things that reveal more than necessary: family photographs and children's information, calendars and schedules, prescription medications, financial documents, mail, keys, valuables, computers and devices, identifying paperwork and anything else we don't need to advertise to strangers.
Staging isn't only about what we want buyers to see. Sometimes it's about what we DON'T want them to see.
And then there's something else I think is often overlooked:
We aren't just making a house prettier. We're removing objections.
A buyer who starts mentally making a list — I'd have to paint that… replace this… there's nowhere to put a sofa… this room feels tiny… — is also mentally subtracting from what they believe the home is worth.
Good staging interrupts that process.
A consultation gives sellers a prioritized plan so they know where to put their time, effort and money — and, just as importantly, where not to.
In fact, one of the best outcomes of a consultation is that I don't need to come back. The homeowner has a clear plan, understands what needs to be done and can take it from there.
Because preparing a home for sale isn't about making it perfect.
It's about making smart decisions that protect the perceived value of one of your biggest assets — while protecting the people who live there, too.
That is what a staging consultation is really about.
