The old door had gone chalky and tired, and it was dragging the whole front of the house down with it.

In its place: a Hörmann ClimaTech in the cottage panel design, black, with a row of clear windows across the top.

The details doing the work here:
• Black capping run around the perimeter of the opening, so the frame reads as part of the door instead of a pale line around it
• High-lift track, which takes the door up near the ceiling rather than back over your head
• Side mount operator, so there's no rail running down the middle of the garage

Stand in your garage on a windy day and watch the bottom of the door. If you can see daylight or feel a draft, that's your weather seal telling you it's done. The rubber strip along the bottom takes the worst of it, sun, cold, and the driveway, and after enough winters it hardens, cracks, and stops sitting flat. Once it goes, you get drafts, blown-in leaves, rain creeping under, and the odd mouse deciding your garage looks cozy. It's a small part and a quick fix, but it makes a real difference, especially if the garage is attached and you're paying to heat the space next to it.

Your garage door doesn't need much, a little maintenance once or twice a year keeps it quiet, safe, and running for years. What's worth doing:

- Lubricate the rollers, hinges, and springs with a proper garage door l**e. Not WD-40, which strips the grease instead of adding it.
- Tighten the bolts and brackets that shake loose from all that movement.
- Check the balance: pull the release and lift the door by hand to about halfway. If it won't hold there, the springs need a tech. Spring tension isn't a DIY job.
- Clear and wipe the photo-eyes near the floor, then make sure the door reverses when something's underneath.
- Look over the weather seal along the bottom for cracks or gaps.
- Wash the door itself so road salt and grime don't sit on it.

None of it takes long, and it's the difference between a door that lasts and one that quits early.

If your garage door has started announcing itself to the whole street, it's usually not just age. A door that's gotten loud is telling you something specific. Rattling and shaking often means loose hardware, which vibrates itself looser over time. A grinding or scraping sound points at dry or worn rollers. A bang at the top of the opening can be worn springs or the door coming out of balance. And a slap of the chain is often an opener that's due for service. None of it fixes itself, and a noisy door is a door working harder than it should. Worth a listen next time it goes up.

Walnut woodgrain against white board-and-batten and stone has a way of warming up a garage. We installed three Clopay Bridgeport doors in Ultra-Grain Walnut Oak, one tall bay and two smaller, all matching front to back.

What went in:
• 3x Clopay Bridgeport doors, Extended panel design in Ultra-Grain Walnut Oak

A loading dock is more than a door. It's the door, the leveler that bridges the truck to the floor, the seals and bumpers around the opening, and the operator that runs it, and they all have to work together. When one part is worn, the rest wears faster: a torn seal lets weather and pests in, a tired leveler makes for a rough transition, a beat-up bottom section stops sealing properly. We handle the whole dock, not just the door, because a dock that's half-maintained is a dock that costs you in heat, in wear, and in the odd close call. Treat it as one system and it runs like one.
