HOMER III || THE BATHROOM

Luxury isn’t always about size. Sometimes, it’s about creating a moment.

For HOMER III, the bathroom was envisioned as a sculptural retreat where every material and detail contributes to the overall experience. Wrapped in dramatic Verde marble, the space embraces rich natural stone, layered lighting, and warm brushed brass to create depth, atmosphere, and quiet sophistication.

Rather than treating the bathroom as purely functional, we approached it as an extension of the home’s design language. Continuous stone surfaces, reflective finishes, and carefully integrated lighting enhance the architecture while elevating the everyday routine into something more intentional.

Every element was selected to balance bold expression with timeless appeal, creating a space that feels contemporary today while remaining beautiful for decades to come.
Design is often found in the smallest rooms, where thoughtful details make the greatest impact.

This residence is proof that exceptional design is never defined by square footage, but by intention.

Designed for a homeowner with a remarkable art collection and an appreciation for timeless interiors, this full gut renovation reimagines every inch of the home through thoughtful planning, custom millwork, concealed spaces, integrated storage solutions, and carefully curated materials. From the Arabescato marble kitchen to the sculptural lighting, bespoke wallpaper, and layered natural textures, every decision was made to create a home that feels refined, highly functional, and deeply personal.

At KALU BY KASSAM, our approach is rooted in taking our clients’ sensibilities and translating them into interiors that feel cohesive, timeless, and authentic to how they live. By pairing classic finishes with a restrained palette of warm white oak, natural stone, and enduring materials, we create spaces that feel relevant today and will remain beautiful for decades to come.

ALBERNI I || The Primary Suite

A primary suite designed as a retreat from the energy of the city, where warmth, texture, and thoughtful detailing create a sense of calm.

Within ALBERNI I, the primary bedroom is anchored by a custom feature wall that brings together warm wood tones, softly integrated lighting, and an expressive gold-leaf detail. The upholstered bed introduces contrast and softness, while the adjoining wardrobe is seamlessly integrated into the architecture to keep the space feeling refined and uninterrupted.

The primary bathroom continues that same material story through a quieter, spa-like lens. A sculptural freestanding tub sits against a backdrop of dramatic stone and finely textured millwork, with integrated lighting highlighting the materiality without competing with the expansive Vancouver views.

Together, the bedroom and bathroom were considered as one cohesive experience. Layered neutrals, natural textures, custom millwork, and subtle moments of contrast create a private sanctuary that feels elevated, restorative, and distinctly personal.

For us, luxury interior design is not simply about what is added to a space. It is about how every detail works together to influence the way a home feels and how our clients experience it each day.

DESIGN IN CONVERSATION || Westbank Oakridge Park

There’s something incredibly rewarding about sharing the thinking behind the spaces we create.

Recently, I had the pleasure of leading an Interior Design Workshop for Westbank, sharing practical insights around space planning, furniture selection, and the details that help transform a residence into a home that feels considered, functional, and distinctly personal.

Design is about far more than what looks good. It’s about understanding how people live, how a space needs to function, and how thoughtful decisions around scale, proportion, materiality, and furnishings can completely change the way a home is experienced.

A sincere thank you to Westbank for the opportunity to share my perspective, and to everyone who joined the conversation. It was especially meaningful to see attendees continuing the discussion and sharing their experience afterward.

ALBERNI I || The Living Room

A living space designed to let the view take centre stage, while creating its own quiet sense of presence.

Within ALBERNI I, the living room balances the expansive Vancouver outlook with a warm, highly considered interior. Floor-to-ceiling windows flood the space with natural light, while a restrained palette of warm wood, soft neutrals, deep charcoal, and natural stone grounds the room against its panoramic backdrop.

Custom millwork was designed to maximize both function and visual impact, with integrated storage, illuminated display shelving, and dark stone accents creating moments of contrast throughout. Curved furnishings soften the architectural lines of the residence, while sculptural lighting and carefully selected pieces introduce shape, movement, and personality.

Every element works together without competing with the view — creating a living room that feels elevated yet comfortable, contemporary yet warm.

The result is a space designed not simply to be looked at, but lived in; an expression of our approach to balancing materiality, functionality, and the individuality of the people who call it home.

PALLISER FARMHOUSE || The Primary Suite

A private retreat designed to feel calm, considered, and connected from one space to the next.
Within Palliser Farmhouse, the primary suite carries the warmth and character of the home into a more intimate setting. A soft, neutral palette is layered with natural wood tones, tailored textiles, and warm brass accents, creating a bedroom that feels refined while remaining comfortable and inviting.
The adjoining ensuite continues this material story through warm wood cabinetry, softly veined stone, vertical wall detailing, and brass fixtures. A freestanding tub and expansive double vanity bring a sense of quiet luxury to the everyday, balancing function with a spa-like atmosphere.

Beyond, the walk-in closet was designed with the same attention to detail. Custom built-ins, integrated drawers, open shelving, and brass hanging rails create a space where everything has its place, extending the suite’s elevated aesthetic into its most functional moments.

Together, the bedroom, ensuite, and dressing space were approached as one cohesive experience — proving that thoughtful interior design isn’t limited to what you see, but extends to how a home supports the rituals of everyday living.

Timeless design is about creating a home that feels just as inviting years from now as it does today.

For Palliser Farmhouse, we embraced the warmth and familiarity of modern farmhouse design while elevating every detail through thoughtful material selection and custom craftsmanship. Soft white oak, richly painted millwork, natural stone, and warm brass accents create a layered palette that feels refined without ever feeling formal.

Open sightlines connect the kitchen, dining, and living spaces, allowing each room to flow effortlessly into the next while maintaining its own identity. Carefully integrated cabinetry, architectural ceiling details, and custom built-ins add both beauty and function, creating spaces designed for gathering, entertaining, and everyday living.

The result is a home that honours timeless architecture while embracing the way families live today. Comfortable, elegant, and designed to endure for generations.

HOMER III || Small Footprint. Grand Design.

Great interior design isn’t defined by square footage. It’s defined by how intentionally every inch is considered.

For HOMER III, this full gut renovation transformed a one-bedroom loft condo into a home that feels remarkably spacious. By reimagining the layout, enclosing the bedroom, introducing hidden passageways, and integrating custom built-ins throughout, we were able to nearly double the kitchen footprint while creating thoughtful storage in places you wouldn’t expect.

Wrapped in striking Arabescato marble, the kitchen became the heart of the home, while layers of warm white oak, rich natural stone, curated lighting, and custom millwork create depth, warmth, and functionality throughout. Every design decision was made to reflect our client’s lifestyle, heritage, and daily routines, proving that luxury interior design is as much about thoughtful planning as it is about beautiful materials.

The result is a Vancouver condo that feels expansive, timeless, and completely tailored to the way its owner lives.

MEET THE TEAM | Sima Kazemi

Great design is never created by one person. It’s shaped through collaboration, creativity, and a shared commitment to every detail.

We’re excited to re-introduce Sima Kazemi, Senior Designer at Kalu by Kassam.

With a background in Architecture and experience in commercial high-rise development, Sima brings a thoughtful and technical perspective to every project. Her passion for
interior design was inspired by the remarkable structural engineering she grew up surrounded by in Iran, eventually leading her to pursue a career dedicated to creating
spaces that are both beautiful and deeply functional.

While she’s known for her exceptional eye for materials, finishes, and colour, what truly sets Sima apart is the care she brings to every client relationship. She believes the best
interiors begin by understanding the people who will live in them, transforming ideas into spaces that feel personal, intentional, and timeless.
Outside the studio, you’ll find Sima practicing yoga, exploring the North Shore with her two boys and husband, or finding inspiration in the outdoors.

We’re proud to have Sima as part of the Kalu by Kassam team, and we’re excited to share more of the incredible work she helps bring to life.
