Water ingress and moisture-related issues are unfortunately something we still see quite often in newly built properties across the Costa del Sol 🌧️🔍

During a recent snagging inspection for one of our clients, we documented clear signs of water ingress both internally and externally. Situations like this are an important reminder that even brand-new properties can have hidden defects and construction-related issues.

This is not a mirror selfie… believe it or not 😄

Sometimes it’s hard to stay out of the picture when documenting defects - especially in bathrooms.

In this case, the issue wasn’t me…
👉 The mirror wasn’t level.

If you look closely at the bottom right corner where the mirror meets the wall, you can spot it.

Is it a structural issue? No.

But it’s exactly these kinds of details that define the overall finish and quality.

Next generation on site 👷‍♂️

Today I had a special assistant with me on site - my son, who has always shown a great interest in construction and how things are built.

It’s a real pleasure to bring him along from time to time and let him see what the work is all about. From materials and details to how everything comes together in the end.

Who knows… maybe a future technical architect in the making 😉

We love to see proper slopes… just not in the living room 😄

Today’s inspection gave a small (but very clear) demonstration of why floor levels matter.

On terraces and in bathrooms, correct falls are essential for drainage.
But in a living room… the floor should of course be level.

Small details like this can easily go unnoticed - but they make a big difference in everyday use and overall quality.

That’s exactly why a proper inspection is so important.

Inspections now underway at Lomas 5 - Higuerón 🏗️

It’s great to see how everything is finally coming together out here. The buildings are now completed, apartments are being handed over, and new owners are starting to move in.

At the same time, we’ve officially started our snagging inspections in Lomas 5 - supporting clients through this important final phase after taking ownership.

Having worked extensively across the previous Lomas phases, we have a strong understanding of the construction, materials, and typical solutions used throughout the development.

In fact, we’ve been following this project since the early stages - from raw structure to finished homes.

That insight makes a real difference when it comes to identifying what matters and ensuring everything is up to standard before handover.

Busy days at Costafiore Gardens in Estepona 👷‍♂️

Over the past couple of weeks, we’ve been heavily present on site, assisting multiple clients as more apartments are being released for inspection ahead of signing.

It’s always a busy and important phase - making sure everything is checked properly before handover, so our clients can move forward with confidence.

Right now, we’re helping a number of buyers in the development ensure that everything is in order before they take ownership of their property.

Recon Friday at Valley Higuerón – Blocks 7B & 8 👷‍♂️

Spent part of the day checking in on progress and overall status as more units are approaching handover. Always interesting to see how things are developing on site - and this remains one of my favourite developments in the area.

The architecture, the way the different phases are connected, and the overall design language truly make Valley Higuerón stand out in the area.

Over time, I've carried out numerous inspections across several phases here - since the release of block 1. That means we also understand the typical construction details and weaknesses that are important to highlight before handover.

While on site, I also made sure that upcoming homeowners know exactly who to contact when it’s time for their snagging inspection.
