A closer look at the proposed transformation for this Grade II listed farmhouse near following a successful planning approval.

The scheme carefully balances historic character with contemporary living, introducing a striking new kitchen and dining extension designed to create stronger connections between the home and surrounding landscape.

From a traditional internal arrangement to a light-filled, modern living environment that remains respectful of the building’s heritage.

The contemporary extension has been designed to sit confidently alongside the original farmhouse, using extensive glazing and refined material detailing to create contrast while complementing the historic fabric of the property.

We’re delighted to have secured planning approval for the transformation of a Grade II listed farmhouse near Repton.

The scheme reimagines the home for modern living, centred around a new single-storey kitchen and dining extension featuring extensive glazing and contemporary sheet metal detailing — creating a bold contrast that complements the historic character of the property.

Internally, the layout has been carefully reconfigured to improve the flow and functionality of the home, including a new principal entrance and a light-filled living space better connected to the surrounding landscape.

Working closely with the local authority, the design evolved through collaboration and careful refinement to achieve a solution that balances heritage with contemporary architecture.

The approved scheme delivers a home that works intuitively for modern family life while respecting the building’s historic significance.

Designed as one continuous space...

An open plan kitchen, dining, and living space designed as a single connected volume rather than separate rooms.

The focus here was on flow, natural light, and how the space adapts throughout the day - from quiet morning routines to social evenings with family and guests.

Every element is considered as part of a wider architectural composition: sightlines, movement, ceiling height, and the relationship between inside and outside.

A staircase is more than a practical connection between floors - it can play a key role in shaping how a home feels and flows.

When integrated into the wider design, it becomes an architectural feature that helps define movement through the space, frame views, and connect different areas of the home.

Previously extended many years ago, this characterful property presented a unique challenge – introducing modern, open-plan living within the constraints of a listed building.

Our design includes a carefully considered single-storey extension and internal reconfiguration to create a spacious kitchen and dining area, while strengthening the connection between the house and garden, improving both views and access.

Through early, collaborative engagement with the local authority, we were able to shape a scheme that balances contemporary living with heritage sensitivity.

We’re now continuing to support the client through the next stages, developing detailed construction drawings and assisting with builder selection to ensure a high-quality outcome.
