Professional / Investor update
Fire insulation update - 11-bed HMO
Superglass fire insulation now being pumped into the studwork. Blown insulation gives full cavity fill with zero cold spots or gaps - key for both fire rating + acoustic performance between rooms.

You can see the Knauf Perimeter Plus membrane going up first to contain it. Proper PPE, proper process, proper fill density.

This stage ticks Building Regs Part B + Part E. Next up: dry lining to close it in.

Compliance isn’t an afterthought on this job.

Dry lining update - 11-bed HMO
Excellent work on the dry lining this week. Boards are up throughout with all joints taped and prepped ready for skim. You can see the attention to detail on the vaulted ceiling angles and window reveals - clean cuts, tight joints, no gaps.

Scaffold Tower in place for the high ceiling, and British Gypsum MultiFinish stacked ready for the plasterers. This prep work is what gives you a clean, crack-free finish and keeps BC happy on acoustic/fire standards.

Site is tidy, work is tidy, and we’re set for first fix to be closed in. Another solid step forward.

HMO 11-bed update
Solid progress on site this week.

Completed: All structural works are now finished and signed off by Building Control. That includes steels, lintels, and the 2-storey rear extension shell. Having BC sign-off at this stage de-risks the project and keeps us on track for completion.

In progress: Internal drainage system is being finished off with floor repairs where the new runs come through. Team are also busy with the prep work - boarding out, sealing, and getting areas ready for dry lining and insulation. Not the most exciting stage, but it’s what makes the build airtight, warm, and compliant.

Next up: First fix electrics + plumbing, then dry lining and fire door installs. Once that’s in, the 11 rooms will start to look like actual bedrooms rather than a building site.

• Full-height sliding doors opening to garden.
• Roof lantern/skylight for extra light.
• Wood flooring to match the extension.

Great look to complement the rest of the property.

BORDON Project - Final Push 🚀

We’re close to the finish line on this one.

Full steam ahead with the internal fit out:
• 1st fix electrical + plumbing ✅ Complete
• Insulation ✅ Done
• Plasterboard ✅ Complete
• 2nd fix 🔜 Close

Team have kept the program tight and standards high. The vaulted ceilings are really coming into their own now the boarding’s in.

Target: 3 weeks to completion before handover. Great project, great client.

Internal Decorations - Project Update 🖌️

Phase 1 complete ✅ The dining area was finished last year and we received a glowing report from the client. That set the standard for the rest of the project.

We’ve recently carried out a full refurb of their silverware display cabinet - restoring it back to its best.

Now the team are making good headway on the corridors. Clean prep, sharp lines, and the same attention to detail throughout.

We were tasked to put in this chamber to upgrade a sewage area for a local farm.

Battle with unseasoned rain made it tough, but the team got stuck in. Tight work, proper install, and this will no doubt improve waste management on site. Another essential job done right, whatever the weather.

Our screeders have also completed all areas required. Floors prepped and ready for the next stage.
