Substantial renovations and alterations. Our service starts with a meeting at your site, your home or here in the office to define the project brief. This enables us to provide you with a detailed written quote and scope. Most pro

jects have three distinct stages:

1. Concept Design - Assess site conditions and constraints. Develop brief. Provide sketch plans, elevations and renders as required.

2. Developed Design - Develop the plans and specification to an extent that allows sufficiently accurate cost feedback to be obtained, providing an opportunity to control costs through re-design (if required) before fully committing to building consent and construction documentation.

3. Building Consent / Construction Documentation - Detailed architectural plans and specification suitable for construction and obtaining building consent. Co-ordinate and liaise with any consultants that have been engaged for the project (Engineer, Surveyor etc) and collate their documentation ready for lodgement to council. We lodge the documents to council for you and manage the project through until consent has been issued. Other services include:

Designed to feel open, durable, and deeply connected to its surroundings.

At Two Waters, the relationship between indoors and outdoors was a driving force behind the design, with each wing planned to encourage movement toward the landscape, lake outlook, sun, and pool beyond.

Grounded by a simple gabled form and restrained material palette, the home sits quietly within its semi-rural setting while creating a practical, low-maintenance environment designed for everyday living.

Two Waters, Mangawhai Heads

Set on the semi-rural fringes of Mangawhai Heads, this home for our clients was always about the essentials. A strong connection to the landscape, the lake outlook, and an easy life outdoors.

A simple gabled form follows the natural contours of the site, clad entirely in black corrugated longrun.

The home is arranged as two wings around a central garage, each orienting outward to sun and outdoors. A clear-roofed carport draws light into this middle zone while visually breaking down the roofline from the street.

The pool sits as a natural extension of the main living pavilion. Inside, exposed concrete floors and trimless white walls are softened by plywood, built-in cabinetry, and considered furnishings. A home ready for real life.

The juxtaposition of two personalities, crafted into their own space.

“Counterpart” is made up of two separate forms, each with its own identity, brought together in a way that still feels cohesive.

The two-storey volume frames the wider landscape into more controlled, considered views, while the single-storey living space opens out fully to sun, deck, and surroundings. Its angled form resolves the tension between capturing views and maximising natural light.

While the footprint has been kept compact, the internal planning creates a range of spaces to move through and settle into. From quieter areas like the library and daybed, through to elevated spaces like the upper office, each part of the home offers a different way to experience it.

A project that sits somewhere between rural and refined, familiar and unexpected.

Due to the location of our Titirangi project and the exterior aesthetic we wanted to achieve, a lot of work went into securing resource consent.

We pulled the team together, worked through the process with the local council, and got the consent over the line, ready for Warren Adolph Homes Ltd to deliver a great result.
