A new project in NYC is underway!

GF is serving as the Architect of Record for the redevelopment of 422 Fulton Street in Downtown Brooklyn, transforming the former 500,000 SF Macy’s building into a dynamic mixed-use destination.

Developed in partnership with United American Land (UAL), the project will introduce a new mix of retail, dining, entertainment, and family-focused experiences, helping reimagine one of Brooklyn’s most recognizable commercial properties while strengthening the Fulton Street corridor.

Located just steps from GF’s other project, The Offerman House, 422 Fulton Street reflects our longstanding relationship with UAL and our continued commitment to shaping the future of Downtown Brooklyn through thoughtful, impactful redevelopment.

First impressions matter, and at 138 Bruckner, the façade was designed to make a lasting one.

Defined by red brick, recessed windows, and black metal grilles and frames, the exterior creates a refined rhythm across the building’s elevation. As the structure steps back at the tenth floor, charcoal EIFS paneling and landscaped terraces introduce a lighter, contemporary expression, while upper-level terraces with glass railings add openness and connection to the city beyond.

Every element serves a purpose, balancing durability, character, and urban elegance.

A major milestone is underway in North Myrtle Beach.

This week, we joined project partners and stakeholders to celebrate the groundbreaking of The Current Building, a new 60,000 SF Class A office and medical office building that is officially moving from design into construction.

Designed by GF to support a variety of outpatient healthcare and professional office users, the building prioritizes flexibility, efficient circulation, and long-term adaptability. The project will also include a facial plastic surgery suite for developer Dr. Sarah Novis as part of its medical office program.

We’re excited to see this vision take shape and look forward to bringing a modern, high-performing destination to the North Myrtle Beach community.

When a company with a legacy dating back to 1895 continues to grow, the space around them has to grow with purpose.

Mankiewicz’s Charleston facility plays a critical role in supporting their U.S. operations across aviation, automotive, rail, and beyond. As their team expanded, they needed a seamless extension to support their needs.

We designed an addition that balances technical performance with everyday functionality. High-bay warehouse storage safely accommodates hazardous materials. Flexible staging and shipping areas improve operational flow. Offices, trucker zones, and modern training rooms with integrated AV and operable partitions create adaptable environments for collaboration and learning.

And then there’s the Canteen - the heart of the expansion. Designed as a space that brings people together, it shifts easily from daily break room to event venue, hosting gatherings like the company’s annual Oktoberfest. Custom blue terrazzo countertops, acoustic lighting, warm wood tones, and tabby floor tile inspired by Charleston’s oyster shells ground the space in its local context while creating a welcoming atmosphere.

The result is an addition that supports the precision of their work, the culture of their team, and the momentum of their growth.

Meet Madison Midtown.

Once home to a Sears Roebuck, this site near Melbourne Airport has been completely reimagined into a vibrant multifamily community designed for everyday life. Madison Midtown brings new energy to the area with seven thoughtfully designed buildings, including five four-story residential buildings with enclosed, climate-controlled corridors, a garage building with integrated mini-storage, and a 6,824 SF clubhouse.

The clubhouse is where it all comes together - leasing offices, a mailroom, conference room, clubroom, and a large fitness center, all opening out to a resort-style pool and amenity space built to be the heart of the community.

GF provided full architectural services for Madison at Midtown, our third completed project with Inlet Properties and Madison Communities. We’re excited to see this transformation take shape and can’t wait to share more as the community comes to life.

Sand Hill Elementary’s new addition has been completed, and we’re excited to share what went on behind the scenes of this impactful project!

As one of the largest elementary schools in South Carolina, Sand Hill Elementary continues to grow. To support increasing enrollment, our team designed a two-story, 14,000 SF classroom addition dedicated to 3rd and 4th-grade students.

In collaboration with Owens and Associates, Critical Systems Engineering, and ADC Engineering, we delivered a durable, efficient expansion that meets today’s needs and supports the learning environment for years to come.

Walkable paths, generous greenspaces, and inviting outdoor gathering areas set the tone at Hamlet at Maybank - a community designed to bring people together while staying rooted in the natural character of the Lowcountry.

GF provided architectural design services for this thoughtfully planned build-to-rent neighborhood, featuring a mix of townhomes and cottages with one-, two-, and three-bedroom layouts. Each home is crafted to balance comfort, privacy, and everyday functionality.
