Initially inspected this crawlspace back in September of last year. Pretty substantial water intrusion noted and shared to the homeowner. We shared our interior drainage solution with the homeowner, but always urge the water intrusion be tackled from the EXTERIOR of the foundation.
The homeowner had a French Drain installed and extended and buried their downspouts away from the foundation. That took care of the standing water in the crawlspace and alleviated the water intrusion to where interior drainage is no longer needed, even after the 6+” our area has experienced in the last couple weeks.
So our team moved forward with the project with a microbial growth treatment to the wood members, and a sealed 15-mil v***r barrier. Vents were not sealed, as the customer did not opt for a dehumidifier at this time. It’s important not to seal the humidity inside the crawlspace, by sealing off the vents, if there is not a dehumidifier in place to mechanically remove that excess moisture.
