We had the opportunity to share our work and process with group of Wentworth Architecture students this past week. The class is a long-time graduate elective seminar on the design and development of affordable housing led by Jennifer Lee Michaliszyn. The students had great questions relating our thoughts on sustainable construction & energy design, cost & efficiency façade systems, and overall design thinking within the office when we approach projects. Steps away from Faneuil Hall, 12 Post Office Square is an office-to-residential conversion project located in iconic downtown Boston. As part of the City’s conversion pilot program, the project seeks to capitalize on municipal initiatives and incentives, as well as historic tax credits, to create 70 new housing units while maintaining existing commercial and retail spaces at grade. We’re excited to work on a gamut of housing typologies, especially one where we can preserve existing building stock as historic and beautiful as this one. The generous rhythm and repetition of existing fenestration make this building well suited for studio and 1 bedroom units to fill a major gap in Boston's housing stock. Residential conversion is becoming a widely utilized strategy as workplace trends shift in the wake of the pandemic and as the housing shortage continues. The Mass Pike corridor and 495 Loop is primed for residential conversion of underutilized 1980's office buildings that line it, with instant access to transportation corridors in the Greater Boston area. Our project at 130 Lizotte sees the deep floor plate and ribbon windows which characterize this building type as an opportunity to provide additional amenities for residents while capitalizing on daylight. When assessing a project's viability for residential conversion, we look for building systems such as structure, façade, and circulation that can accommodate flexibility, and which do not require significant upgrades to meet current code. One of the main challenges Boston's housing market currently faces is how to provide density and increase housing stock while preserving neighborhood character. Our 22 unit condo project in Allston aims to achieve this by striking a balance between diverse building types in the surrounding area. This is achieved by blending the use of more traditional materials like wood clapboard with a more contemporary application of brick and cementitious paneling. By implementing a series of setbacks with these materials, the massing strategy is a tool to reflect the transitional nature of bridging commercial activity with residential rhythm. When designing for the future, adaptability to changing environmental conditions is imperative for the success of any project. The Chapter 91 and MEPA compliant design at Paragon in Hull, MA facilitates the free passage of both people and water. A series of elevated structures allow for unimpeded flow of modeled future 2070 storm surge and flood waters through the site, while also providing a forum for expanding the public realm. Conventional construction implemented in the surrounding context restricts and adversely redirects flood waters by creating street wall obstructions. Our approach elevates 87% of the building footprint above predicted flood elevations, leaving 96% of the site open and unobstructed at grade. Paragon in Hull, MA weaves into the existing network of public amenities and recreational programs, integrating them into a series of public linkages throughout the site. These include landscaped cut-throughs connecting Nantasket Avenue, George Washington Boulevard, and the Art Walk, as well as larger activated spaces that engage and enliven the ground plane with retail, elevated and sunken public plazas, and flexible areas for community use. Positioned at a critical junction between the Hull peninsula and the mainland, the site serves as a gateway — enhancing connectivity between Mass Bay and Hull Bay, providing new housing, supporting and enhancing the existing recreational area, and creating a walkable, inclusive, and community-oriented environment. Just in time for summer, we are delving deeper into our project, Paragon, in Hull Mass! Located in the Nantasket Beach Overlay District, it overlooks two bodies of water and is centered between numerous public and civic amenities and recreational areas. Our design establishes a link between Bay and Beach, integrating multiple avenues and access points for pedestrians to traverse the two major roads which flank the site. Central to the identity of this project and a key placemaking strategy, an elevated pedestrian boardwalk facilitates these connections and retains crucial access to Nantasket Ave as a primary route of access for Hull Peninsula as a whole. Introducing 120 Braintree, a 32-unit multi-family condominium located in Allston, MA. The project is an Article 80, Small Project review development of a former cab stand and adds much-needed housing stock without any displacement. 120 Braintree provides a small retail space on the ground floor, Juliet balconies, and a common green roof deck. Delivering a project with strict zoning constraints can be challenging, but it also provides an opportunity to flex our creative design muscles! Our project at 2837 Washington St in Roxbury serves as a great example of this. Located on a site with many constraints, this project was an exercise in selective carving and planar shifts. The goals were to maximize interior built area, privacy and light, and access to private open space. Implementing the townhouse typology enabled us to provide each unit with a private entry and roof deck in order to achieve these project goals. Ultimately, the zoning and site constraints resulted in a unique form and massing.
