West Side Square is nearing the finish line in the City of Jersey City. 🏁

Designed by MHS Architecture, construction on this award-winning development is nearly complete, bringing a 13-story residential building with 477 units, more than 31,000 SF of amenity space, and 9,700 SF of retail to the City's Marion neighborhood. 🏗 Located within walking distance of a proposed new PATH station, the project was carefully planned to support future transit expansion, including a 30-foot building setback incorporated into the approvals process to accommodate a future station extension and help strengthen long-term connectivity in the neighborhood. 🚉

ICYMI: Last month, "The Grandline," a transformative mixed-use project in the Borough of Palisades Park, obtained Preliminary and Final Major Site Plan approval! 💪

Murphy Schiller & Wilkes LLP represented LEEMS Corp, the designated redeveloper of this 6.2-acre site. The project, designed by MHS Architecture, will deliver 510 residential units in two towers of 17 and 19 stories, including 102 units and 175,000 SF of commercial space. 🏘🏪 Designed to create a walkable community, the development will feature retail, dining, recreational amenities, and significant open space.

There's a lot happening in the Hub City right now, and we're proud to be a part of New Brunswick's ongoing development boom! 🏗

MHS Architecture Associate Principal Juan Rodriguez recently stopped by 11 Spring Street in his hometown of to check on the construction progress. 👷‍♂️

The sculpted façade is beginning to take shape as the concrete superstructure rises beyond the 12th floor. Curtainwall fabrication is well underway, while CNC fabrication continues on the custom perforated garage screen at the podium level. Well done project team!

We look forward to sharing more from construction as 11 Spring Street continues to rise.

The future is bright! 🌞 Last week, MHS Architecture Principal Vince Marchetto hosted the final review of his NJIT studio class at the MHS office in Hoboken, concluding a semester-long exploration of transit-oriented development opportunities across NJ TRANSIT’s real estate portfolio. 🏗

Using NJ Transit’s LAND (Leveraging Assets for New Development) Plan as a framework, fifth-year architecture students analyzed underutilized properties across the state, identifying opportunities for new Transit Villages that together could deliver approximately 17,000 residential units, 5.5 million SF of office space, and 400,000 SF of retail, all within a five-minute walk of transit. 🚉

Joined by a review panel that included leaders from the planning, architecture, and transportation fields, the studio reflected MHS Architecture’s ongoing commitment to supporting the next generation of architects and urbanists, and after seeing the creativity of the students’ work, we're feeling pretty good about the future of our industry. 💪

ICYMI: Last month, the Bayonne Planning Board approved an application for the 1 LeFante Way redevelopment, located within the Riverwalk at South Cove Redevelopment Plan area.

MHS Architecture's design reimagines this site as a true mixed-use destination. An eight-story, 125-room hotel with a banquet hall, restaurant, and retail space alongside two 300-foot residential towers delivering 696 units. This project reflects a comprehensive vision aimed at reshaping the South Cove area and advancing ’s evolving waterfront. ⚓

88 Regent Street is a signature 32-story mixed-use tower at the northern edge of Liberty Harbor North, featuring a contextual 12-story base and upper-level setbacks that maximize views of Lower Manhattan, giving residences a direct sightline to the World Trade Center while creating an iconic gateway to the neighborhood.

MHS Architecture is proud to be leading the redesign of 480 Washington Boulevard in the City of Jersey City’s Newport neighborhood, transforming the upper nine floors of the existing office tower into 288 new residences as part of a partial residential conversion recently approved by the Planning Board. 🏢👉🏘

The project reimagines the building without expanding its height, introducing subtle façade updates, a new residential lobby, landscaped outdoor amenity spaces, permeable paving, and extensive bicycle parking while maintaining the existing retail presence along Washington Boulevard. 🛍 Designed for LeFrak, the conversion reflects an approach that brings new housing to ’s waterfront.
