Everybody notices the electric bill… but how many homeowners actually look at the AC unit sitting outside? 👀⚡️

A condenser coil packed with dirt, grass, cottonwood and debris can restrict airflow and make the system work under higher pressures. That can mean longer run times, more stress on the compressor and potentially more electricity being used just trying to keep your house comfortable.

And in Houston heat, your AC is already working hard enough. 🥵

Another $400 electric bill mystery being solved here in Houston tx… 👀⚡️😂

Now before the HVAC techs come after me — NO, a dirty condenser isn’t the only reason your electric bill is high.

BUT… you can’t tell me making your AC fight through THIS all summer is helping either. 😂

Houston homeowners — when was the last time you actually looked at your outside AC unit? Not the filter. Not the thermostat. The condenser outside.

⛽️ At this point, it’s cheaper to wash your condenser than fill up your tank 😂

But here’s where the HVAC arguments start…

Some techs say water only.
Some swear by coil cleaner.
Some say if it’s cooling, leave it alone. 👀

Meanwhile, this condenser is outside fighting Houston heat, dirt, grass clippings, dog hair, and probably 10 years of neglect. 💀

Homeowners probably just see somebody washing an AC.

HVAC techs are already zooming into the video looking for something I did wrong. 😂

Gloves were definitely an option… 😂🧤

HVAC techs already know where this is going.

Condenser coil cleaner does a great job breaking down some nasty buildup on these outdoor coils… but get that stuff all over your hands and suddenly you’re cleaning yourself longer than you cleaned the condenser. 😂

Homeowners, this is one of those parts of AC maintenance you normally don’t see. Depending on the coil and what’s built up on it, technicians may use a coil-cleaning product to help loosen grime before thoroughly rinsing the coil.

And before somebody says it: yes, gloves and following the product’s safety instructions are the smart move. 😂 Different coil cleaners have different formulations, and some can irritate or chemically burn skin.

But I know the HVAC comment section is about to have opinions…

TECHS: What’s that ONE chemical/product you absolutely refuse to touch without gloves anymore? 😂👇

And homeowners — did you even know chemicals were sometimes used to clean your outside AC? 👀

The electric company LOVES homeowners who don’t clean this 😂💸

Here’s where I’m probably going to make BOTH sides mad. 👀

Homeowners: yes, electricity is expensive. Yes, rates and fees matter. And NO, cleaning your condenser isn’t magically turning a $400 bill into $100.

But…

Look at the amount of dirt coming out of this thing. 😳

Your outside condenser has to reject the heat your AC removes from your house. When that coil gets packed with dirt and debris, airflow can suffer and the system can end up working under harder conditions.

Now HVAC TECHS… don’t get too comfortable either. 😂

Not every high electric bill means the homeowner needs a $15,000 new system.

Not every problem needs refrigerant.

Not every dirty condenser needs some ridiculous repair list attached to it.

Sometimes maintenance is maintenance. Clean the equipment, check the system properly, give the homeowner the facts, and THEN make recommendations.

And homeowners — maintenance matters too. You can’t ignore an AC for 5 years and expect it to operate like it did on day one. 😂

So here’s the debate:

⛈️ Storm season is when your roof really gets tested.

Most of the summer, we’re focused on keeping homes cool and AC systems running. But when heavy rain and high winds move in, roofing becomes just as important.

Before a storm, take a few minutes to check for loose shingles, clogged gutters, overhanging branches, and any old water stains inside the attic.

And if a roof ever needs to be replaced, the process should include more than just new shingles. The old roof is removed, the decking is checked, underlayment and flashing are installed, and then the new shingles, ridge caps, and ventilation are completed.

The biggest thing homeowners should know: not every roof issue means you need a full replacement. Sometimes a repair is enough.

The goal is simply to know what condition your roof is in before the next storm rolls through. 🏠

🏠 Most homeowners don’t think about their roof until there’s a leak.

In Houston, summer keeps us busy with AC. ☀️ But once storms and hurricane season pick up, we also spend more time helping homeowners with roofing.

A few things worth checking before the next storm:
🔨 Loose, lifted, or missing shingles
🌳 Tree branches hanging over the house
💧 Gutters that aren’t draining properly
👀 Water stains or moisture inside the attic

And if a roof does need replacement, there’s a lot more to it than putting down new shingles. The old material is removed, the decking is inspected, underlayment and flashing are installed, and then the new roofing system, ridge caps, and ventilation are completed.

After a storm, don’t automatically assume you need a whole new roof. Sometimes the damage can be repaired. A proper inspection should come first.
