Limited by structure. Unlimited by design.

Some spaces don't give you much to work with. Load-bearing walls, fixed plumbing, original electrical — the building dictates the terms. The design has to work within them, and work beautifully.

That's exactly what happened here. This condo came with its constraints — structural walls that couldn't move, plumbing and electrical lines that defined the boundaries. What our clients wanted was a space that felt nothing like what was there before. Inspired by another remodeled unit in the building, they asked us to take that vision further — to make it entirely their own.

Every decision was intentional. The wall came down where it could. The kitchen opened up, gained a peninsula, and became the kind of space that earns its view. White shaker cabinetry with warm brass hardware, quartz surfaces with soft veining, a dedicated beverage station with glass-front uppers — nothing here is accidental. The bathrooms followed suit: marble-look tile, a geometric mosaic niche that functions as a focal point, brass fixtures that feel curated rather than expected.

The result is a condo that no longer feels like one. It lives like a custom home — refined, open, and completely at ease with the water view just beyond the balcony.

Some spaces ask you to settle. This one no longer does.

The original bathroom was functional — but segmented, heavy, and closed off in a way that made the square footage feel smaller than it was. Dark cabinetry, dated granite, frosted sliding shower doors, and a drop-in tub tucked beside it left little room for the space to breathe. It was a bathroom that worked. It just didn't inspire.

The transformation began with a clear design direction: open, luminous, and refined. The existing layout was reimagined to give each element room to exist intentionally. A freestanding soaking tub now anchors the room beneath a statement pendant light — sculptural, calm, effortless. Floor-to-ceiling Calacatta-look porcelain tile wraps the shower walls in soft veining and scale, giving the space a cohesion that feels editorial rather than assembled.

Frameless glass replaced the old enclosure entirely, and recessed niches — finished with penny tile accents and brushed nickel trim — bring order and character to the shower in equal measure.

At the vanity wall, custom slate-toned cabinetry stretches the full length of the space, topped with crisp white quartz and anchored by LED-backlit mirrors. Crystal sconces flank each side, adding a layer of refined lighting that works morning or evening. Every hardware selection — brushed nickel throughout — was chosen to feel cohesive rather than collected.

Nothing here is accidental. This is a primary suite that finally lives up to the rest of the home.

Some spaces aren't renovated — they're purpose-built from the ground up.

This project started with a simple idea: she needed a closet that actually worked for her life. What came next was a full-scale addition — framed, finished, and fitted with a custom built-in system designed around how she actually gets dressed in the morning.

Floor-to-ceiling shoe storage. Built-in drawers with crystal hardware. Double hang sections that follow the curve of the room. Dedicated shelving for folded storage and oversized bins. Two crystal flush-mount fixtures overhead that make the whole space feel more dressing room than closet.
This is what intentional design looks like at the structural level. It's not a closet retrofit. It's a room built for one purpose, and built without compromise.

A kitchen that finally breathes.

This Jacksonville home had good bones, but the kitchen felt closed off from the rest of the house — segmented, heavy, and working against the way this family actually lived. The goal wasn't just new cabinets. It was to redesign the entire experience of being in this space.

The result is a galley kitchen that feels anything but confined. Soft sage lower cabinets paired with crisp white uppers create a two-tone palette that's calm, considered, and quietly refined. Sparkling quartz countertops run the full length of both walls, punctuated by a herringbone backsplash that adds movement without demanding attention. A dedicated coffee station — complete with its own accent tile in a soft elongated hex — tucks neatly into the corner, giving the room a thoughtful layer that goes beyond function. The pass-through window opens the kitchen to the adjoining space, and new LVP flooring ties the entire home together in warm, cohesive tones that flow from room to room.

This is what intentional design looks like. Nothing here is accidental.

Some spaces are built for function. This one was built for the ritual of it.

This bar is one of those projects that starts with a vision and ends with something that feels inevitable — like it was always supposed to look this way. Floor-to-ceiling custom cabinetry in a warm walnut finish, a rolling brass library ladder, open shelving framed by warm cabinet lighting, a built-in wine refrigerator, draft taps set into a dramatic black and gold diamond tile backsplash, and a stone countertop that moves like water. Every element was chosen. Nothing here is accidental.

This is what it looks like when a home bar stops being an afterthought and becomes the room.

This wasn’t a surface-level update.
