Some spaces don't give you much to work with. Load-bearing walls, fixed plumbing, original electrical — the building dictates the terms. The design has to work within them, and work beautifully.
That's exactly what happened here. This condo came with its constraints — structural walls that couldn't move, plumbing and electrical lines that defined the boundaries. What our clients wanted was a space that felt nothing like what was there before. Inspired by another remodeled unit in the building, they asked us to take that vision further — to make it entirely their own.
Every decision was intentional. The wall came down where it could. The kitchen opened up, gained a peninsula, and became the kind of space that earns its view. White shaker cabinetry with warm brass hardware, quartz surfaces with soft veining, a dedicated beverage station with glass-front uppers — nothing here is accidental. The bathrooms followed suit: marble-look tile, a geometric mosaic niche that functions as a focal point, brass fixtures that feel curated rather than expected.
The result is a condo that no longer feels like one. It lives like a custom home — refined, open, and completely at ease with the water view just beyond the balcony.
