The recent ribbon cutting marked the official opening of The St. Clair, a 10-story mixed-use development bringing 76 affordable rental apartments and new commercial space to downtown Yonkers.

Designed with a focus on sustainability, accessibility, and community connection, The St. Clair incorporates energy-efficient building systems, a rooftop terrace and green roof, and shared amenities that support modern residential living.

The development represents an important investment in the continued growth and revitalization of downtown Yonkers, creating new housing opportunities while contributing to a more vibrant and connected community.

AI can generate compelling ideas and visualize possibilities in seconds. But a rendering doesn't necessarily reflect the physical conditions of a building, the requirements of construction, or the people who will ultimately occupy a space.

Across our work, understanding these conditions shapes the architecture itself, from how a building is positioned on its site to how it responds to the landscape and connects people to their surroundings.

As we reflect on Archtober's 2026 theme, In Our Hands, we're recognizing the human understanding, collaboration, and judgment that bring ideas into the built environment.

Technology continues to change the tools we use. The decisions we make with them remain in our hands.

Set within nine acres of equestrian landscape in Spring Island, South Carolina, Low Country Cottage is a custom single-family home designed to make the most of its surroundings.

From views across the pastures to thoughtfully connected indoor and outdoor spaces, the home brings together the property's existing character with a new way of living.

ADU's come in all sizes. They reflect many scenarios and opportunities.

From practical renovations to luxury living spaces, accessory dwelling units (ADUs) can take many forms depending on a homeowner's needs, budget, and goals. Beyond adding usable space, ADUs provide homeowners with supplemental rental income, accommodate internal/extended family needs while increasing long-term property value.

In Cortlandt, NY, an existing basement was transformed into an ADU through New York State's income-based Plus One ADU Program. With $125,000 in grant funding available, the majority of the renovation costs were covered, leaving the homeowner with a relatively small investment to create a new rental unit and an opportunity for ongoing supplemental income.

In Pound Ridge, NY, an entirely different vision of ADU living comes to life. This luxurious 1,047-square-foot residence goes well beyond the traditional idea of an accessory dwelling unit, offering the design, finishes, and comfort of a high-end home. Beyond its elevated living experience, the space also represents a long-term investment, creating opportunities for rental income, multigenerational living, and generational wealth.

Two very different projects, each demonstrating how ADUs can provide homeowners with new opportunities to generate income, meet family needs, leverage the potential of their property, and build long-term value.

Parks and recreation planning isn’t just about improving spaces. It’s about understanding how those spaces become part of everyday life.

Through the Amenia Parks & Recreation Master Plan, Nexus Creative Design worked alongside residents to learn how they experience their parks, trails, and public spaces today. Through workshops, visual engagement tools, surveys, and conversations, community members helped identify what was working, what was missing, and what mattered most to them. That feedback became the foundation for recommendations that reflect the character, priorities, and future of Amenia.
