Making great progress at the Prince attic conversion! The new staircase takes you to a level with 2 bedrooms that are over the taller ceilings of the main areas of the house below. Then a small set of stairs walks down to a living area and 3rd bedroom. Note the solid stud on the railing that ties the rail into the floor framing. That stiffens the railing so it’s solid and has no movement.

Here is another example of a decorative dormer getting new life in an attic conversion. This attic space will now be used as a bedroom. The existing dormer had a fixed window that we removed and replaced with a casement window so the new bedroom will meet egress requirements. No framing necessary!

Sometimes you just need that little extra space. This home has an existing second floor that we have expanded by 10' and added a 6' wide by 5' tall window!

This expansion filled a need of a work out room and was the less expensive option compared to an addition.

Dormers can add a lot of curb appeal to a home. Unfortunately they are often only adding light into an attic space. Not anymore for this dormer! It will now be adding light into a second floor bedroom. The center window will be removed and replaced with a casement window so the new bedroom will have 2 means of egress.

Update to our Leawood project! Framing is complete and roof is going on. The new front porch really tied this design together. Our framers did another great job!

This ranch style house was built in 1972 with a 5” rise in 12” run pitch roof which is common for the style but rare for an attic conversion. Usually we try to build off of the back or sides of a house to keep the front elevation intact, but in this case we had to change the look of the front elevation. We and the homeowners agree this really dressed up the house! Swipe right to see the view through the 36” x 36” windows and new staircase.
