Early construction is underway at 2640 E. Lehigh Avenue, where wood framing is beginning to define the shape of a new four-story development in Philadelphia’s Kensington neighborhood. The 32,852 SF building will include 36 affordable apartments, along with a first-floor lobby and amenity spaces, utility and storage areas, and a partial basement. At this stage, the framing offers an early look at how the building’s structure, scale, and residential layout are beginning to come together on the 10,412 SF site. The project is being developed through a partnership between Volker Development Inc. and Timber LLC.

Last week marked an exciting milestone at 100 W. Lancaster Avenue as The Piazza at Ardmore officially broke ground. Located at the corner of Lancaster and Ardmore avenues, the five-story mixed-use development will bring 270 apartments, ~30,000 SF of ground-floor retail, and ~480 parking spaces to Ardmore’s business district. The project is envisioned as a transit-oriented addition to downtown Ardmore, strengthening walkability and adding new residential, retail, and public-facing space near the train station. We are proud to see this next phase move forward and to be part of a project that will contribute to the continued growth of this area.

Last week, JKRP team members attended the 25th Annual Scholarship Breakfast hosted by the ACE Mentor Program of Greater Philadelphia. The morning celebrated the students, mentors, and industry partners helping shape the next generation of professionals across architecture, construction, and engineering. Having been involved with ACE since its early years, we have seen firsthand how it helps open doors for the next generation. Thank you to Quality Buildings LLC for hosting some of our Residential team members for a tour of their Lancaster facility, where they fabricate wood wall panels. Many of our projects utilize prefabricated wood walls to help reduce overall project schedules, and it was great to see the fabrication line translating shop drawings into individual panels with window openings and exterior sheathing.

This past weekend, JKRP & Friends participated in the Ronald McDonald House Philadelphia Plane Pull, joining 40 teams across the region to raise critical funds for families staying at the Ronald McDonald House. As part of that effort, our team raised $4,820 and pulled a 75,000 LB plane 75 feet in 20.03 seconds. The Plane Pull event raised an impressive total of $176,750!

Each year, this event brings together a group that reflects how we work every day: a mix of architects, engineers, contractors, developers, consultants, former teammates, and longtime collaborators. While we may not all sit under the same roof, we continue to show up together, on projects and for our community. The relationships we build do not end when a project does. It is a privilege to be part of this effort and to support RMHC and the families they serve. We look forward to our continued partnership!
