With the MEP rough-ins complete, we’ve moved into the next phase - insulation and drywall installation.

This is always an exciting stage of a renovation because the floor plan really starts to take shape.

Requirements depend on the property’s designation, location, and scope of work.

✓ HPO review may cover in-kind repairs, minor alterations, and compatible small additions.

✓ HPRB review is often required for major exterior changes, visible additions, new construction, significant façade alterations, or work that exceeds HPO authority.

✓ ANC input matters. Advisory Neighborhood Commissions receive notice and their formally adopted recommendations are given significant weight during the public review process.

✓ Most construction work also requires a DC Department of Buildings permit. Exterior work may require HPO clearance, and public-space work may require additional approval.

The best way to avoid delays is to confirm the property’s historic status, develop a preservation-sensitive design, and engage HPO, HPRB, and the affected ANC early.
