PROJECT UPDATE!! A new residence has been approved for permitting. This Alys Beach style residence blended with British West Indies aesthetic is two stories and has a total of 5,000 sq ft. Here at Roney Design Group we prioritize the client and throughout this project we focused on adhering to the owners request of having large open interior and exterior spaces perfect for family and friends. PROJECT HIGHLIGHT AND UPDATE!! A new residence project has been approved for permitting. Having two stories and a total of 2,100 sq ft, this project is a blend of Key West and West Indies styles that generate an airy atmosphere within the tropical environment of Gulfport. During this project we adhered to a design process that addressed and resisted the ongoing flooding issues and fully exploited the coastal view within the area.

Just a few tips as we work closely with city staff to evaluate what to do with your flooded home and smoothest course of action to avoid headaches in the future.
1. Pull permits to Build back your home to pre storm conditions with similar wall materials, flooring, etc.
2. Keep the “improvements” to a bare minimum or close flood permit out and consider your remodel in a follow up permit. Don’t try and piggy back flood cut with major improvements.
3. Keep the flood cut 48” or below.

We’re here to help answer any questions you might have regarding permitting process, etc. but any technical questions you should contact your local permitting department as different municipalities require varying information. Good luck out there as we all recover.

Happy Motivation Monday! Today we are tackling a remodel of this unique mid-century modern home. With its classic heavy timber post and beam construction and 2x tongue and groove ceilings, our goal was to preserve its essence while addressing several problems: poor insulation, inadequate HVAC ductwork, and a low-sloping roof needing frequent upkeep.

Our solution: Modernize function and aesthetic by designing a new pitched roof over the existing. This allows for a maintenance free metal roof, new spray foam insulation, and upgraded ductwork for HVAC. Other enhancements include expanding the living room towards the rear generating panoramic views out to the waterfront with access to a new covered patio. Lastly, at the front we expanded the garage and designed for a new raised covered entry.

20 foot high ceilings in the main living area bathe the space with natural light. Located in the beautiful Yacht Club Estates, this home boasts 4,666 sq.ft. of living space containing 5 beds, 5 baths, with framed views out to the waterfront. Due to soil conditions and flood safety measurements, this home will be supported with roughly 60 timber piles, this allowed for 1,850 sq.ft. of “Florida Basement” below the living space which includes an expansive 3-car garage. This residence is equipped with modern/high end features that will foster an energy efficient and tech savvy environment for years to come.
