At New Monica, we're both the architect and the developer at better than with XYC Design Corp.. That let us ask a different question: what makes this project better while still working financially?

The same person deciding whether to keep mature trees was also paying for the foundations around them. The same person deciding how much open space to give the courtyards was also giving up rentable space. Care and profit stopped being opposite instructions.

We kept 2 very large mature trees and numerous smaller ones, and they now anchor the courtyard. We chose not to overbuild. Two generous balance the built form with open space. Each home is a through-unit with windows on both sides for natural light and cross-ventilation. Every resident has their own entrance from a landscaped area, so each home feels like their own.

It was a full house at the City of Calgary Summit a few weeks ago. We got the opportunity to present at the Building and Innovation break out session with some other very inspiring city builders: Jaydan from Attainable Homes, Matt from ATCO, Michael from Rohit Homes and Lisa from BC Housing. Thank you to the Chief Housing Office for including us in this important conversation 🏠

8 YEARS AGO…

We were framing Slice , one of our first self-development projects.

We recently revisited the project while speaking with mddl for their Office Hours in the pre-design phase.

Self-development taught us early on that understanding a site means looking beyond what you can physically build on it. Zoning, context, access, amenities, commuting paths, infrastructure tie ins, economics, they all shape the opportunity.

Our most important selection criteria was personal: Would I want to live on this street?

If the answer is no, why would we expect anyone else to? If the answer was yes, we moved on the site.

The Button “tube” is a expressive, architectural form that runs continuously from the front porch to the garage.

Read as one continuous element from both the exterior and interior, its strong linear direction makes the circulation of the house immediately legible. It is the primary path on the main floor, connecting the front entry to the powder room, upper floor circulation, kitchen, mudroom and, finally, the garage.

Along the entire east-west length of the tube is an “epic wall of millwork". The wall remains continuous, while its function responds to the room it serves: a closet at the entry, storage and a coffee station beside the kitchen, and family-specific cubbies in the mudroom.
