📊 SAP assessments are typically required for:
• New build homes
• Conversions that create a new dwelling

For most extension projects, compliance with Building Regulations is usually demonstrated through Part L energy requirements, such as:

• Wall, roof and floor insulation standards
• Glazing performance and area limits
• Heating system efficiency

💡 In some cases — particularly where glazing levels are high or design elements fall outside standard limits — additional energy calculations may be required.

Do I Need a Party Wall Surveyor?

The Party Wall Act often comes up when planning an extension — but not every project requires a surveyor.

🏘 You may need to serve a Party Wall Notice if you are:
• Building on or up to a boundary
• Cutting into a shared (party) wall
• Raising or thickening a party wall
• Excavating close to a neighbouring property

If your neighbour consents in writing, a surveyor may not be required.

If they dissent or do not respond, a Party Wall Surveyor will need to be appointed to prepare an agreement.

💡 It’s a legal process designed to protect both sides — not something to ignore.

We always flag early on whether the Act is likely to apply so there are no surprises later.

This is a question we’re asked on almost every extension project.

🧱 A structural engineer is usually required when:
• Walls are removed
• Steel beams are introduced
• Loads change due to an extension or loft conversion

Their role is to make sure the design works structurally and complies with Building Regulations.

💡 We coordinate the structural input alongside the drawings so everything aligns properly — avoiding delays later in the process.

If your project changes how the building is supported, structural input is almost always needed.
