There’s one thing I’d never recommend when starting a building project:

Cutting corners on the team you choose.

Before you start, decide what you actually want:

🏆 A great job?
👍 A good job?
🤷 An OK job?

Because if it’s the latter, you need to understand that “cheap” rarely means cheap in the long run.

The cheapest quote might save you money today, but poor design, inadequate drawings, inexperienced contractors or cutting out the right professionals can lead to:

• Variations
• Delays
• Remedial work
• Failed inspections
• Disputes
• And ultimately, paying twice — or even more.

A successful project starts with the right team before the first brick is laid.

Get the design right.
Get the technical information right.
Get the right people involved.
And make sure everyone understands what’s expected from the outset.

Don’t choose the cheapest route. Choose the right route.

"We wish we'd known that before we started..."

It's something I hear from homeowners far more often than I'd like.

Extending your home is an exciting project, but a few early mistakes can quickly turn that excitement into unexpected costs, delays and frustration.

Here are three of the biggest ones I come across:

🚫 Mistake #1 – Assuming you don't need professional drawings.

A rough sketch might help explain your ideas, but detailed drawings are what allow builders to price accurately, engineers to do their job and Building Control to approve the work. They're the foundation of a successful project.

🚫 Mistake #2 – Designing for today, not tomorrow.

An extension should solve more than your immediate need for space. Think about how your family might change over the next 5–10 years. A little forward planning now can save thousands later.

🚫 Mistake #3 – Falling in love with Pinterest before understanding what's possible.

Inspiration is great, but every property has different planning constraints, structural considerations and budgets. The best designs balance what you'd love to have with what's practical and achievable.
The best home extensions aren't always the biggest or the most expensive—they're the ones that feel like they've always belonged to the house and make everyday life easier.

🏘️ **Five-Apartment Development | Cheshire**

Currently developing proposals for this five-apartment residential scheme, replacing an existing disused building.

Following pre-application discussions with the Council, the original proposal has been significantly reworked to create a more sympathetic response to the surrounding homes.

The revised 2.5-storey design uses pitched roofs, dormers, traditional brickwork and carefully considered proportions to sit comfortably within the existing street scene.

**Five new homes, a more appropriate design, and a much-improved use of the site.**

Looking forward to seeing this one progress through planning. 👌

A complete transformation of this family home, creating a bright, spacious kitchen and dining area with rooflights and large glazed doors opening onto the garden.

A great example of how thoughtful design can completely change the way a home works.

Can I Extend My Home Without Planning Permission?

One of the first questions I'm asked is:

"Can I extend my home without Planning Permission?"

The honest answer is...

Maybe.

Many homeowners are surprised to learn that some extensions can be built under Permitted Development Rights, meaning you may not need full Planning Permission.
However, it's rarely as simple as a yes or no.

Here are just a few things that can affect whether your extension qualifies:

🏡 The size and height of the extension
📍 Whether your property is detached, semi-detached or terraced
🌳 If you live in a Conservation Area, National Park or Area of Outstanding Natural Beauty
🏠 Whether your home has already been extended in the past
📐 The distance from boundaries and neighbouring properties

I've spoken to homeowners who have spent weeks designing an extension, only to discover it doesn't meet the criteria—or worse, started building before checking altogether.

A quick conversation at the beginning of a project can save months of delays and potentially thousands of pounds in redesign costs.
Every home is different, which is why getting the right advice early makes all the difference.

One thing I've learned from designing home extensions is that the kitchen really is the heart of the home. ❤️

It's no longer just a place to cook. It's where families catch up after a busy day, children spread out their homework, friends gather during celebrations, and countless memories are made.

When I design these spaces, it's about so much more than choosing cabinets or fitting in an island. Every detail is carefully considered to create a space that's both beautiful and practical.

🏡 Bringing in as much natural light as possible.
🌿 Creating a strong connection to the garden.
🍽️ Designing layouts that work for everyday family life.
✨ Making the kitchen flow seamlessly into dining and living spaces.

The kitchens featured here all have one thing in common—they've become the centre of the home, bringing people together and making everyday life that little bit better.

For me, great design isn't just about how a space looks; it's about how it feels to live in.
