Swipe to see the existing conservatory šŸ‘€

We have recently secured planning permission and undertaken building regulation drawings for this rear transformation! The existing conservatory is being replaced with a fully insulated garden room extension to create a much more usable year-round living space.

The new vaulted ceiling and large glazed gable completely change the feel of the rear of the house, creating a much stronger connection to the garden and turning the space into somewhere our clients can sit and enjoy their garden all year round.

A proper upgrade from the classic ā€œfreezing in winter, boiling in summerā€ conservatory setup šŸ˜…

Starting on site next month, we’re very excited to see this one come to life! Our design work included provision for a sizeable single storey extension which we split into two elements to deal with the awkward roof junctions. This also allowed us to sneak in a first floor balcony off the master bedroom šŸ˜

The extension creates one gigantic kitchen / diner / living / everything space (swipe for snap shot of floor plan sheet), all opening out onto our client’s gorgeous cottage garden and views over the Derbyshire countryside beyond.

One of our current schemes is this amazing Georgian home in North East Derbyshire. The building is listed so we need to act sensitively.

We have started with a modest stone extension to the side (the sides and rear of this property are stone), looking modest from the front, but from the rear (which can’t be seen from the street) the extension kinks in and out.

Conservative from the street, crazy from the rear… (attempt at foiling the planning system!) šŸ˜

It’s not often a floor plan blows my mind, but just look at this beast of a farm building!

A bit of a rare one for us, focusing purely on the internals. No extensions, just making the absolute most of what’s already there.

We spent hours working through the layout, looking at how to improve the flow, use the space better and bring in more natural light… all within the challenge of it being soooo long!

The aim was to take a pretty dated plan and turn it into something that actually works for modern living, without losing the character of the historic building.

Super excited to be receiving the survey information for this old Derbyshire mill building...

Grade II listed and dating back to around 1788, this place is packed with history - it hasn't beentouched for years. Scroll for something a bit unexpected, just a couple of old gas masks left behind in the corner! 😳

Left untouched for years and ready for a new life - We will share more on this one as we progress the scheme.

Lovely stone-built property tucked away in a rural Peak Park village, with amazing views over the valley.

There’s definitely a reason I drive an old banger šŸš—ā€¦ confirmed as a sound choice on this site visit which involved a 3 million point turn to get out!

That said, I do love these crazy Derbyshire roads, winding, narrow, and not entirely sure they qualify as roads… but always worth it when you end up somewhere like this šŸ˜

We’ve been working on a large ground floor extension for this house just round the corner from us.

Our client was initially presented with two options, one with a dual-pitch roof and partial flat roof, and another with a full flat roof terrace. In the end they decided to go one step better and combine the ideas to get the best of both worlds!

The result - A bright, spacious vaulted ceiling over the new dining area, along with a bedroom with its own flat roof terrace above to take in those Derbyshire views with a morning coffee.

Sometimes the best design solutions come from a bit of creative back-and-forth between client and architect! 😊

A little River Derwent tributary running straight through the garden of one of our new projects. How cool is that?!

I love details like this on site – bits of landscape that immediately become part of the story of a place. This will bring such a calm, natural feel to a new garden room, properly connecting the house with the local nature.

The sort of spot that naturally attracts wildlife… and if I’d grown up here, I’d definitely have been straight in with a net!! šŸŸšŸ¦ŽšŸøšŸŒ

Gorgeous old (and massive!) farm building in the Derbyshire countryside and this photo only shows half of it!

After a measured building survey of epic proportions, we’re now excited to start testing proposals to carefully renovate and transform this into a home for modern living. The aim - to let in more natural light, improve energy efficiency, and make it work beautifully for the next chapter, all while respecting the character that makes it special.

Big spaces, thick stone walls, and so much potential!

Planning permission and listed building consent secured for this beautiful old Arkwright mill workers’ house in Cromford šŸ™Œ

Set within the Derwent Valley Mills World Heritage Site and perched along the hill, these historic cottages are full of character - crooked walls, sloping floors, and all the original features that make them what they are.

The approved scheme retains that historic fabric while introducing a carefully considered rear extension to create a new dining space, designed to sit comfortably within its setting and respect the proportions of the original building.

And a little personal note - I actually spent the first year of my life in one of these houses just a few doors down.
