"Aren't barndominiums cheaper to build?"
We get this question all the time, so let's talk real numbers.
Short answer: sometimes. But probably not for the reason you think.
The metal building kit is the part everyone prices first. It's also only about 20 to 25% of what a finished barndo actually costs. Once you add the foundation, insulation, plumbing, electrical, HVAC, cabinets, flooring, and finishes, you're paying for the same things any house needs.
Here's where the real gap shows up:
Do most of the work yourself: roughly $85 to $95 per sq ft
Hire a general contractor for a turnkey barndo: roughly $150 to $190 per sq ft
On a 2,500 sq ft home, that's a difference of about $135,000 to $260,000. That's not steel vs. lumber. That's sweat equity.
So when you see someone online say they built their barndo for a steal, ask one question: who did the work?
A few other things to budget for:
- Some lenders want bigger down payments or charge higher rates on barndos
- Insurance and resale can vary depending on your area
- Austin is one of the most expensive places in Texas to build, no matter the style
Barndo, farmhouse, or full custom, the smartest move is knowing what you're actually paying for before you break ground.
