Housestyle: Colonial Revival, c. 1917. ⁠

This old house carried all the grace of its era—arches, shutters, a bay window worth swooning over. But the kitchen? Stuck in another century.⁠

So we knocked out a load-bearing wall, absorbed the butler’s pantry, and rebuilt the first floor for flow, light, and life. Now a walnut range hood crowns the room, opalescent zellige tile catches the light, and dual-tone cabinetry grounds the dream kitchen our clients had been waiting for.⁠

Oh boy. It’s storm season which means look out, old houses with big trees.

We’ve gotten pretty good at negotiating with insurance companies when it comes to advocating for what it takes to properly restore history + craftsmanship.

Three things we have learned:

— Prepare for multiple, likely tedious, rounds of negotiations.
— Research + provide the most detailed estimate possible, broken out by trade (DM us for a template of ours!)
— Source and price materials and finishes before submitting to insurance.

It’s hard work, not gonna lie, and the adjustors sometimes need some education about rebuilding these historic homes. Good things take time, as we like to say, including adequate insurance settlements.

1. Remove 100 years of patchwork concrete.⁠
2. Reframe everything from the joists up.⁠
3. Match stucco from a century ago.⁠
4. Tuck structural columns behind decorative trim.⁠
5. Rebuild stairs to meet code and your standards.⁠
6. Add cast stone caps, just because.⁠
7. Mill new wood rails that whisper "HISTORY."
8. Thread the downspout through the slab, like a magic trick.⁠
9. Make it all look like it’s been there forever.⁠

Every old house typically has a puzzle for us to solve. ⁠

In the case of this old lakehouse renovation, that puzzle looked like staircase we needed to rebuild. Simple? Yes. Easy? No. No no no.⁠

We got our best carpenters on the job, which first required working with our engineers and mason to lift the limestone foundation several inches to level the floors. They then cut each plank with precision to fit the stone where it meets the walls. That's what gives it that built-in look that says to the discerning eye: This is how you do it right. ⁠

Which is what we do, as you know. 😉⁠
