On this job there were some foundation blocks that had begun deteriorating due to a runoff of salts during the winter months over years. We removed select blocks and replaced them as needed. There was an area of block built above the floor line intended for either an ash dump or was used as a cellar that the owners wanted it taken below the floor line and filled in for a platform to be constructed over it at a later date. And then the drive and garage cement had several areas where portions of the cement had settled and they didn't want to attempt a company to lift the sections so they had asked we grind the high spots, wash the cement and apply self leveling caulk into the expansion or larger cracks. Our schedule is open for some late fall/winter work, there's not much pertaining to a home that we won't take on. Hard to pass up work on a cottage in a place such as Higgins Lake this time of the year. This project we had a proposed second story re-deck. Prior to the removal we put a foot thru the 2x6 decking due to prolonged deterioration. Needless to say the structure had an extensive amount of rotten wood which led to a rebuild of the structure. We covered the entire framework with joist tape to prevent this from happening in the future again and topped it using a Timber-Tek Advanced PVC decking being Brownstone in color. Added some new post wraps at the base for glass support and new copper post caps. There was also a decorative perimeter outlook blocking and a double band around the entire screened in and open air deck that had deteriorated. We opted to cut the blocking back from the path of any second story drip line and installed new treated bands of wood. The lake side deck system we were asked to perform some repairs on a Time & Material basis of which escalated into much more than expected as the painters were prepping their work and discovered a lot of deteriorated wood components. The home owner had this slight leak for several years appearing on the kitchen ceiling and upon investigation we determined a portion of the cast vent pipe was cracked/broken in the attic portion of which had been sprayed with open cell foam. We made the repair and put the roof back together. We neglected to get finished pics. Our schedule is open for some mid summer work, there's not much pertaining to a home that we won't take on. Here was a second story balcony that one joist had seen better days and a few others were getting soft on the top edge due to years of exposure to the elements. We disposed of all existing decking and opted to sister new treated joist each side of the originals. We incorporated joist tape adhered to the top of all wood members and installed new 2x6 treated decking as was once on there. This crawlspace and floor system had Band-Aids applied over the years as there was roughly a 3" sag in this portion of the floor system. We got into a little more than expected with the recent rains it was discovered the 1 of 3 crawlspaces flooded during our process. Long story short a critter hole from the exterior and a dryer vent that was originally established below grade and a few deteriorated blocks lead to the flooding. The simplest solution to relieve the water was to make a passage from the flooded crawl into another crawl that already had a crock and pump system. We replaced a lot of floor joist, headered off an area where the block support was once removed, removed all the debris, leveled the grade in two crawlspaces, foam board insulation on the block walls with a v***r barrier. In the area that several blocks were deteriorated on the exterior we chose to remove the loose blocks and form and pour using concrete as the block are obsolete and will now be below grade once dirt is brought in. There were a select few other small items that were completed on this project. Our schedule is open for some mid summer work, there's not much pertaining to a home that we won't take on.
