CHAS renewed again ✔️

Another year demonstrating our commitment to doing things properly — for our clients, our teams and every project we deliver.

For those that don’t know, CHAS (Contractors Health and Safety Assessment Scheme) is a recognised accreditation confirming we meet strict standards across health & safety, compliance and risk management.

In simple terms, it gives our clients confidence that projects are delivered safely, professionally and in line with industry best practice.

Business as usual for us.

TMDP LLP were back in London yesterday – even with the tube strikes in full swing.

The day started with a visit to The Shard, followed by a series of client meetings alongside attendance at the CIOB Conservation Conference at Hilton London Tower Bridge.

The conference provided valuable insight into current challenges across the sector, including heritage delivery, skills shortages and demonstrating value in conservation. Updates linked to The King’s Foundation and the continued focus on building crafts were particularly relevant.

These discussions closely reflect what we are seeing across our own projects, particularly within heritage and listed buildings, where balancing commercial pressures with quality and compliance remains key.

A productive and insightful day for the team, and a great way to mark St George’s Day 🇬🇧

“Straight back into it”

Post-Easter and the team is straight into delivery and project mode.

4 projects move to starts this week, 1 pre-start for a valued client, 1 completion, 2 rolling into the next phase, plus 2 interior design submissions to land this week.

Alongside a pipeline of planning applications and tenders…..not to mention more contract | dispute work.

A proper mix of new instructions and retained clients; which tells its own story.

Weeks like this don’t happen by accident. They come from consistency, delivery, and clients trusting you to get it done.

Busy…but exactly where we want to be.

Why not give us a try - but remember TMDP LLP are not builders and have never been in our 22year history; but can assist from design to project management.

The most expensive sentence in development: “We’ve got planning.”

Reality: projects get consent, then hits Building Regs, heritage constraints, or contractor pricing and the programme collapses.

What we do: we join planning strategy, heritage reasoning and delivery management early so the scheme is buildable, compliant and actually deliverable.

Got a live refurb, a tricky change of use, or a distressed job that needs rescuing?

Comment or DM us — we’ll give you a straight view of the risks.

Where does it usually go wrong after planning on your jobs: layout, technical details space, costs, or programme?

A quieter way of building in the countryside.

Simple form. Natural materials. Low profile into the landscape.

This kind of scheme isn’t about standing out — it’s about sitting comfortably within its setting. Timber, glazing, and soft landscaping working together rather than competing with it.

Plenty of challenges behind something that looks this simple:
getting the levels right, managing long views, balancing light without overexposure, and making sure it actually works as a home day to day.

Good design in rural locations isn’t about doing less — it’s about getting the right things right.

Project Completion | Everards of Leicestershire

Great to see the successful completion of both the external and internal refurbishment works for Everards of Leicestershire.

This project has delivered a full transformation of the building, enhancing both the customer-facing spaces and the overall condition of the property, while respecting the character of the asset.

A big thank you to SR for their quality signage installation, and to JR Allen & Sons Ltd for delivering the works on site to a high standard.

A solid team effort all round and another scheme successfully brought through to completion.

If you are considering refurbishment or repositioning of your property, feel free to get in touch.

Principal Designer is not a service. It’s a design responsibility.

We’re seeing more and more projects where the Principal Designer role is treated as a bolt on appointment.

A compliance exercise.
A layer of paperwork.
An external advisor sitting alongside the design team.

That is not what CDM intended.

At TMDP, we approach Principal Designer differently.

We are designers first. That means the role sits where it should do, within the design process, influencing decisions from the outset and coordinating risk out before it ever reaches site.

Because that is where the real value is created.

When Principal Designer is done properly, you get:

• Safer, more buildable schemes
• Fewer surprises during construction
• Better coordination across the design team
• Clearer accountability for the client

And ultimately, a project that works not just on paper, but in reality.

The biggest risk we see is when the role is reduced to monitoring rather than leading.

By that point, it is often too late.

If you are starting a project and want to make sure the design is properly coordinated from day one, we are always happy to have a conversation.
