The most memorable homes rarely feel entirely new.

Throughout this Montauk renovation, we mixed vintage finds, practical materials, and playful details to create a home that feels layered and personal rather than overly decorated. Vintage lighting, collected furnishings, and unexpected finds help the house feel relaxed, lived in, and full of character.

The goal was never perfection. It was personality.

From vintage sconces and pendants to retro-inspired details and one-of-a-kind pieces sourced over time, every selection was made to give the home a sense of history and individuality. The result is a house that feels authentic to its setting and the people who spend time there.

Good design decisions often come from thinking carefully about how a space will actually be used.

In the downstairs bathroom at this beach house in Montauk, the tub placement was designed specifically for two people to comfortably share the experience while taking in the view outside the window. Even the tub spout was intentionally positioned along the side so it would not interfere with someone leaning back along the edge.

Throughout the home, every decision centered around how the client wanted to live: long summer weekends, relaxed gatherings, and spaces that encourage people to slow down and stay awhile.

The best homes are not only beautiful. They support the rhythms of daily life.

The most successful renovations begin with how you want to live, not just how you want things to look.

Built-in furniture completely changed the way this small beach house functions.

In compact homes, freestanding furniture can quickly make rooms feel crowded and visually fragmented. At this beach house in Montauk, we designed built-in pieces including the living room sofa and primary bed to keep the spaces feeling open, intentional, and easy to move through.

The result is a home that functions comfortably for gatherings while still feeling calm and uncluttered day to day.

In smaller homes especially, thoughtful built-ins can often create a greater sense of spaciousness than simply adding square footage.

Low ceilings quietly change how a home feels, and it's often the last thing people think to fix.

Before this renovation, many of the rooms in Galactic Gables felt compressed, dark, and disconnected from the surrounding landscape. As evidenced in some of the before images.

One of the most impactful decisions we made was vaulting the ceilings wherever possible and allowing the architecture to breathe again.

The difference had less to do with square footage and more to do with proportion, light, and openness. Once the ceilings lifted, the kitchen and living spaces immediately felt calmer, brighter, and more connected to the outdoors.

Sometimes the most important design decisions are the ones you feel before you consciously notice them.

If your home feels closed in, the answer is often in the architecture, not the furniture.

Bedrooms are a sanctuary, make sure you that you treat them as such. I know that the third option might be a little wild, but you can really play with the space more if you aren't just putting furniture against the walls.

This Montauk beach house was nearly beyond saving, according to the listing and agent it was a 'tear down'. See some of our before and in-progress shots. 🫣

We love a challenge.What started as a deteriorating structure with leaking roofs, termite damage, and low ceilings is now an airy retreat designed for gathering, decompressing, and slowing down.

We completely reworked the layout without expanding the footprint, vaulting ceilings wherever possible and transforming an underused hallway into a kitchen and pantry that doubled the functionality of the home.

Built-in furniture, exposed brick, painted paneling, and vintage finds gave the house a sense of ease and personality that feels true to Montauk rather than overly polished.

Galactic Gables is proof that thoughtful renovation can completely change how a home feels without making it larger.

I love looking at floorplans early on in the process of a project; you can catch so many issues and dream up solutions without the constraints of construction. These are a few of the big ideas I see on a lot of new floorplans. Just because you're building a new home doesn't mean the plan makes sense. Just an FYI!
