Not every project is a forever home. ✨

This Newport Coast bathroom renovation was completed for a rental property, which is a different type of project for us, but still required thoughtful planning. The homeowners wanted to transform a bathroom that hadn't been updated in nearly 30 years before bringing the property to market.

With a strict budget and timeline in mind, we maintained the existing layout, selected durable, low-maintenance materials, and chose a neutral palette that complements the home's Spanish architecture while appealing to future renters. From the oil-rubbed bronze fixtures to the quartz countertops and timeless ceramic tile, every selection balanced style, function, and value.

The result is a fresh, modern bathroom that enhances the property's appeal while staying true to the character of the home.

More than you might think. This organic coastal kitchen is the result of countless thoughtful choices, from stain color revisions and stone selections to custom millwork and appliance details.

Anchored by a statement range, every surrounding element was intentionally softened to create balance. Light wood tones, creamy finishes, and subtle details come together to achieve a refined, effortless feel.

In this Encinitas kitchen, it’s the little details that make the biggest impact. Thoughtful planning brought this custom island to life, designed with an arched seating detail that softens the shape, adds comfort, and enhances functionality with additional storage.

There are subtle design moments throughout – like the sculpted toe kick, unique leg detailing, exposed hinges, and custom countertop edge – which layer in that signature cottage charm. A carefully selected shade of blue grounds the island, while warm, creamy-toned lighting adds an unexpected yet timeless finish.

The result is a kitchen that feels polished, personal, and full of character.

It truly takes a village. This Corona del Mar project came together on a fast timeline - just four weeks to fully furnish an entire home with a mix of newly sourced pieces and select items from the client’s previous space.

With an incredible team behind the scenes - from movers to installers - every detail was carefully coordinated to bring the vision to life. These are the moments you don’t always see, but they’re what make a seamless, beautifully finished home possible.

A thoughtful transformation, designed to feel both elevated and serene. ✨

For this Encinitas primary bathroom, we expanded the footprint to create space for a freestanding tub, reworking the layout to balance beauty and functionality. Soft, layered patterns bring cottage-inspired warmth, from the muted plaid floor tile to the wallpaper-like tile detail above the tub.

Natural textures and tones carry throughout, with fluted cabinetry adding subtle dimension and a stunning stone in the shower featuring soft cream hues with green veining. Paired with handmade sage tile, the palette feels cohesive, calming, and timeless.

This Newport Heights kitchen was designed for a client who loves to cook - blending high-performance materials with elevated design. A dramatic range hood anchors the space, while durable countertops and custom cabinetry ensure both beauty and everyday functionality.

The oversized island offers generous storage, with minimal bar stools that easily move aside for access. Contrasting tones and unique lighting add depth and character, creating a kitchen that’s as beautiful as it is built to perform.

For this coastal cottage-inspired space, it all started with the fireplace. The blue and green tile set the tone for the entire room, influencing the palette seen throughout the furnishings and accessories.

We designed a fully custom built-in to balance the space, pairing classic white cabinetry with a mix of enclosed storage and open shelving for display. The result is a thoughtful contrast of pattern and color against clean, tailored millwork.

This custom corner pull-out drawer is a perfect example - transforming what would typically be unused space into highly functional storage. By partnering with skilled cabinet makers and incorporating thoughtful solutions, every inch of the kitchen works harder and smarter.
