UC Merced Downtown Campus Center

UC Merced is the newest University of California campus and the first American research university built in the 21st century, set among the Central Valley’s grasslands and designed with a strong focus on sustainability.

Completed in 2018, the 67,400-square-foot Downtown Campus Center is the University’s first building in downtown Merced. Formerly a vacant lot, this .85-acre parcel was purchased by the university in 2014.

Heller Manus partnered with CannonDesign to create a new, innovative home for various administration and staff members. The university hopes that having a presence downtown will lead to more collaboration with local and regional industry, and provide much-needed space for the campus’s budding entrepreneurs to hone their ideas.

We’re honored to be the architect for 334 Ellis, a new social services building for GLIDE in San Francisco’s Downtown/Civic Center neighborhood.

The new 46,000 GSF, seven-story building will expand GLIDE’s capacity to provide essential, coordinated services for low-income individuals, families, seniors, and other community members, including free meals, family and youth services, childcare, transitional-age youth support, family resource services, women’s services, community outreach, and health access and empowerment programs.

The architectural design responds to the scale, character, and urban context of the surrounding neighborhood and complements the existing historic buildings through a compatible contemporary expression.

The project will transform an underutilized parking lot into a welcoming, purpose-built facility that supports GLIDE’s extraordinary work. It will also improve the public realm along Ellis Street with a widened sidewalk, an approximately 81-foot bulb-out, new street trees and landscaping, and a rooftop terrace offering seating, shade, and views of the San Francisco skyline.

We’re proud to contribute to a project that will strengthen GLIDE’s community impact and expand its ability to serve San Francisco for generations to come.

We’re thrilled to see that 1 Hotel San Francisco has been recognized with a MICHELIN Key by the MICHELIN Guide for the third year in a row.

Situated in a prime location at the corner of Mission Street and The Embarcadero, the eight-story, 200-room 1 Hotel San Francisco offers modern amenities, stunning views, and public access to the waterfront, the Financial District, and popular gourmet hub, the Ferry Building. Originally designed by Heller Manus Architects, the building reflects a thoughtful integration of modern design with San Francisco’s architectural legacy. Nearly every room in the building has a stunning wide-angle view, but it is the hotel’s unique circular turret with seven exceptional suites that allows for dramatic 360-degree views of San Francisco, the Bay, and the Bay Bridge. The composed façade of the 1 Hotel San Francisco blends with its waterfront surroundings, yet successfully incorporates the historic and modern San Francisco building legacies.

As cybersecurity becomes increasingly important in today’s AI-driven world, we’re looking back at a project created for a company at the forefront of the industry.

Fortinet’s Global Headquarters in Sunnyvale, California, is a four-story, 172,740 SF LEED Gold workplace centered around a dramatic central atrium. Two mirrored office wings are connected by a monumental glass stairway, creating a strong vertical connection throughout the building.

A three-story entry portal and cornice define the exterior, serving as a symbolic gateway into the building and campus. The landscaped site incorporates drop-off areas, accessible parking, and EV charging stations.

505 Brannan Street

Completed in 2017, the new headquarters for San Francisco-based Pinterest is designed with the possibility of adding a tower in the future. This means that the building must be strong enough to support the future 165-foot tall tower addition. Certified LEED Platinum, the 150,000-square-foot building includes flexible work areas for Pinterest employees, a public lobby and cafe and an onsite cafeteria. The building is located down the street from SF’s main Caltrain station, and next to one of the new stops for the Central Subway which is set to be completed in 2020.

We’re proud to see 500 Pine Street, designed by Heller Manus Architects, continue to foster technology innovation and growth in San Francisco.

Originally delivered alongside 350 Bush in 2017, the two-building development marked the first new office buildings to rise in the North Financial District in more than a decade. Today, it’s exciting to see 500 Pine take on a new chapter as ŌURA’s San Francisco home and support its teams, collaboration, and continued innovation.

A great example of how thoughtfully designed workplaces can continue to serve the evolving needs of San Francisco’s technology community.

The Sequoias San Francisco was thoughtfully renovated to enhance comfort and performance, creating a place where residents can continue to thrive.

Located adjacent to San Francisco’s historic Japantown, this Continuing Care Retirement Community (CCRC) empowers adults 60+ to age in place with a full continuum of care, including independent living, assisted living, skilled nursing, and memory care.

Originally built in 1969, the 25-story community experienced significant summer overheating and winter heat loss. The renovation included the complete replacement of the building’s exterior glazing system with high-performance windows, storefronts, entrances, and curtain walls, improving energy efficiency, year-round comfort, and the overall resident experience.

Thoughtful design that supports wellness today while preparing the community for the future.

Formerly an office building, 733 Front Street was converted into residential housing with ground floor commercial use. Located on the edge of historic Jackson Square and adjacent to Sidney Walton Park, the building accommodates 69 luxury condominiums and 39 off-street parking spaces.

Modifications to the exterior provided natural ventilation and improved daylighting. A communal open space sun deck was created at the penthouse roof level for use by residents. The deck has dramatic panoramic views of the bay, the Bay Bridge, the Financial District, and Coit Tower.

As California enters another wildfire season, our team has been working on several complete façade remediation projects that improve resilience while preserving architectural character.

One example is The Sequoias Portola Valley, a continuing care retirement community set on more than 30 acres in Portola Valley, California. Originally constructed in 1961, its design was inspired by the Katsura Imperial Villa in Kyoto, Japan. Located within a Wildland-Urban Interface (WUI) zone, the community faces an elevated risk of wildfire exposure.

California insurers offer discounts to businesses and homeowners who invest in building hardening improvements, including upgraded windows. To harden the facility against future wildfires, the client elected to replace the building’s windows and patio doors with new code-compliant dual-pane tempered glass aluminum assemblies that enhance wildfire resilience while preserving its architectural character.

As wildfire risk continues to shape the built environment across California, thoughtful upgrades such as these play an important role in protecting residents and extending the life of existing buildings.
